Today I came to Blair and Mechelle’s Chaparral home to evaluate the aged heating and domestic hot water system. Blair has explained that the furnace is original to the home that was built in 1999. Last year he had issues with the furnace and this year, due to age, he is thinking of replacement rather than repair. The home is almost 1400 square feet. Has 1 furnace, 1, 1999 water heater that serves 1 zone of under slab heating, and 1, 5 year old domestic water heater. The water softener was installed approximately 2 years ago and remains in good working condition at this time. Blair has no issues with hot water but has concerns about the under slab tank. I performed a heat load calculation of the home and found it requires 56610 btus to properly heat. A 60000 btu furnace in combination with the under slab heating system will more than suffice.

Today, April 16 2025, I spoke with Blair about getting the furnace and water heater that services the underslab heating in the basement

Today I came to Varsha’s Tuscany home to evaluate her plumbing and heating system for replacement. Varsha has explained that she would like quotes for a new furnace, central air conditioning system, and water heater. Upon inspection of the 22 year old, 1385 square foot home, I can see the furnace and water heater are original and past their life expectancy. The homes water pressure is too high at 81 psi. Plumbing code dictates that a buildings water pressure should be no greater than 80 psi as it is deemed damaging to the plumbing in the building. The ideal working pressure is 60 psi. The home is also not equipped with a water softener which helps protect the entire plumbing system. I performed a heating and cooling load calculation of the home and have determined an 80000 btu furnace and 2.5 ton central air conditioning system will heat and cooling the home effectively. Varsha will review the options with her family before she makes a decision on how best to proceed.

Today I came to Jennifer’s Hidden Creek home to perform the annual air conditioning system check. The 17+ year old system uses r22 refrigerant which is no longer made nor available. Becuase of this, we are not testing the refrigerant levels. Each time the refrigerant levels are tested, some refrigerant inevitably comes out of the system. With newer refrigerants this is a non issue Becuase we can just fill the system up if required. With r22, we can no longer fill the system.
Upon Ac inspection and service I tested temperature drop, relative humidity, air flow, motor and fan, compressor, capacitor, contactor, evaporator and condensing coils, and general system operation. The system is running well at this time. However, the compressor is very loud and the fan motor is leaking oil indicating impending failure. Because of the age, condition, and type of refrigerant, I recommend system replacement.

Today I came to Michael’s Tuscany home to perform the annual family plan furnace tune up and inspection. Michael has also explained that the dry vent is plugged and his new dryer is giving error codes stating it’s plugged.

Upon tune up and inspection of the 18 year old builder grade, single stage, multi zone system I tested and adjusted the gas valve, burners, gas pressure and temperature rise. Pulled and cleaned the flame sensor. Tested ignition system, inducing motor and assembly, blower motor and assembly, heat exchanger, humidifier, static pressures, tested and tightened all electrical connections, all safety switches and control board. The furnace is in poor condition. The system is over heating. This is a direct result of a single stage furnace being installed in a multi zone system when a 2 stag

Today I came to Ernie’s Downtown apartment because the heat does not shut off. Upon visual inspection I found the normally open zone valve has failed and needs to be replaced. We have manually shut the heat off now.
Scheduled to return once we have acquired the new zone valve. 50% paid today with the remainder due at time of job completion. 25% restocking fee should the job be cancelled.

After the Diagnostic,water line in the ceiling is broken and leaking ,also the drain line needs to be removed for access on the repair.Job to do Remove Hwt vent,Remove hwt water lines,Remove section of the ceiling to have access to the water line,Remove tub drain to have access to the water lines ,remove old and leaking water line ,supply and install new water line pex 1/2 and 3/4” to prevent water leaking,supply and install new AB’s tub drain line ,supply and install new a s trap .Complete repair.Reset back the water lines on the hwt ,Reset back the hwt vent,complete install,no more water leaking at this time.Remove all the old material from the job site,clean the work area.Customer is happy and satisfied with today’s services.

Today I came to David and Nancy’s Tuxedo Park home because the central air conditioning system was running non stop with no call for cooling from the thermostat. Upon diagnostic of the 26 year old furnace I found a fan control relay from a ventilation system (location unknown) is constantly calling for the fan to run. I disconnected that and tested the system on heat and cool modes and found the problem has stopped. The line was some how causing the system to constantly calling for cooling. Once disconnected the ac system did not come on even with a call for heat. I checked the 24 year old ac system and found it is getting a call for cooling when asked by the furnace but the low temperature cut off is stopping it from turning on. The ac system uses r22 refrigerant which is no longer made now available. The ac fan is rusted. The furnace has had extensive repairs done to it over the years including the inducing motor, blower motor, igniter, and heat exchanger. I went over my findings wit

Today I came to Neil’s Mayland Heights home because the furnace stopped working and Neil needs it fixed. Upon visual inspection of the 11 year old system I found it is very dirty and needs to be cleaned. The system is a builder grade single stage furnace which has a lesser life expectancy of 10-12 years before parts start to fail. The control board is indicating a pressure switch error. In my experience with this model of furnace, the error typically requires the inducing motor and pressure switches to be replaced. As the inducing motor is leaking acidic condensate into the furnace causing rust, it should definitely be replaced. The furnace also could use a full system tune up. Neil will discuss the options with his wife tonight and will let us know. The next install date is next Monday and Neil will fill out the financing forms in that time.
